We're Ross and Marlene Quade. We've spent 20+ years inside the Austin rental market, and the work we love most is getting renters with hard histories into a good place to live.

## The Story Behind the Service

Austin Second Chance Apartments started for a simple reason. Renters with a hard year on their record (a broken lease after a divorce, an old eviction during a layoff, a thin credit file from being young) kept losing money applying to properties that would never approve them.

The fee at each property is $50–$100, non-refundable. After three or four denials, renters had nothing left for the deposit. We saw that pattern over and over and decided to specialize.

We know the Greater Austin properties and management groups that review applications case-by-case. We match you only to those, send the right paperwork in upfront, and protect your fees. Standard locating is free. Second-chance work is the same. You pay nothing.

## What We Believe

A hard year doesn't make someone a bad renter. Most of the people we approve are working full-time, can cover rent comfortably, and just need a property manager willing to look past a single line on a report.

The system isn't built for case-by-case. Automated screening tools auto-decline first and ask questions never. Our job is to bypass that by knowing the human-reviewed properties in advance.

And because the property pays our commission, we have no incentive to push you somewhere wrong. Our incentive is a signed lease. Yours.
